BOUNDARY SURVEY AND MARK
PROPERTY LINES
In addition to locating your property corners during a boundary survey, we can also mark
your property lines with intermediate points. This is extremely helpful if the property
corners are not inter-visible, due to terran or vegetation, and you are making
improvements near the property lines. You may want to consider having the property lines
marked or "flagged" if you are building a fence, building a house and need to
check building setbacks, or are concerned about encroachments. See article on Boundary Surveys.
PHOTOGRAMMETRIC CONTROL
Paint/mark photo control points at locations and specifications provided by the client and
establish horizontal and/or vertical coordinates on the photo control points on either a
local system or state plane coordinates.
CONSTRUCTION STAKING
Provide rough and finish grade stakes for all phases of construction and as-builts of
completed work. Please note that we are certified to work on hazardous waste sites -
see personnel qualifications.
ELEVATION CERTIFICATES
We will perform a survey and complete a standard form provided by FEMA (Federal Emergency
Management Agency) that certifies the elevation of your building and specifies the flood
zone. Mortgage and Insurance companies may require one for financing or issuing a policy.
In some cases you may be able to remove the requirement of flood insurance by providing
the mortgage company with an elevation certificate which indicates your building is above
the flood plane in your flood zone.
PROPERTY LINE ADJUSTEMENT
This process is often used to provide for better use of the land or to resolve and
encroachment over the existing property lines. We will perform a survey to locate existing
improvements and prepare a map showing the improvements, existing property lines, and
proposed property lines. The map and application is submitted to your city or county
agency for approval. Once approved, we prepare new legal descriptions, which are recorded
to create the new property lines. Please note that NO new parcels are created. The
existing property lines are just adjusted so the parcels become different shapes. See

DIVISION OF PROPERTY
There are many different methods for dividing property: tract maps, parcel maps, parcel
map waivers, and gift deeds. Each process has it's own requirements which will be discuss
with you based on your particular project. In general, we will perform a survey to locate
existing improvements and prepare the tentative map showing how the property is to be
divided. Just like a property line adjustment this will require approval by your city or
county agency. Once conditionally approved, we will prepare the final map/certificate and
set the new property corners. See article on Parcel Maps. Below is a
brief description of a few different processes used to divide property:
TRACT MAP/SUBDIVISION MAP - Creates 5 or more parcels and typically involves installing infrastructure such as roads, water, septic, and utilities. An example is a large housing subdivision.
PARCEL MAP - Creates 4 parcels or less and is typically less complicated and less expensive than tract maps with less requirements for infrastructure. We do quite a few of these for individual property owners.
PARCEL MAP WAIVER - In certain cases you can waive the parcel map requirement. This process is often less expensive than a parcel map.
GIFT DEED - If you are dividing your property to give it to family members, not to sell for profit, you may be able to divide it through gift deeds (certain restrictions apply).
TOPOGRAPHIC SURVEYS
During a topographic survey we located specific features on a site and generate a map
showing their location. This is usually done as a base to design future improvements on
the site. We locate many features: buildings, concrete curbs & walks, roads, trees,
power poles, phone risers, water valves, sewer manholes, etc....and anything else
specified by the owner, architect, or engineer.
A.L.T.A. SURVEYS
American Land Title Association (A.L.T.A.) Surveys are done in conjunction to an A.L.T.A.
Policy issued by a title company. It is similar to a topographic survey in that we
generate a map showing all the visible improvements on the property along with the
property lines, any encroachments, and easements of record listed in the title report.
These are very detailed surveys, most often requested when purchasing or financing
commercial property.
COURT EXHIBITS & APPEARANCES
Exhibits/Maps created from survey data can be used in different cases, from boundary
disputes to accident claims. In addition we can give expert testimony on survey related
matters and how we collected/created the exhibits/maps being used in the case.
LEGAL DESCRIPTIONS
New legal descriptions may be required when property has been divided, creating new
easements for utilities and/or access, or to clarify/correct a previous description.
